Signs you need a new roof in Northern Virginia

Eight signs your shingles are near the end of their service life and what to do next.

A roof does not fail all at once. It gives warnings for months or years. In Northern Virginia, where summer heat, thunderstorms and winter freeze-thaw cycles all work on shingles, these are the signs we look for first.

1. Age

Architectural shingles are often rated for 25 to 30 years, but heat, attic ventilation problems and tree cover can shorten that. If your roof was installed in the late 1990s or early 2000s, it is worth a professional look.

2. Granules in the gutters

Shingles shed granules as they age. A little is normal on a new roof, but handfuls of granules in the gutters or at downspouts, or bare dark patches on shingles, mean the protective surface is wearing out.

3. Curling, cupping or cracking

Edges that curl up or the middle of the shingle that cups indicate heat and moisture damage. Cracks along the shingle tabs mean the asphalt has dried out.

4. Missing shingles or bare spots

After wind storms, check the yard for shingle pieces. Missing shingles let water reach the underlayment and deck.

5. Stains and leaks inside

Ceiling stains, peeling paint near the top of walls and a musty smell in the attic are signs that water is getting in. Leaks often travel, so the stain may not be directly under the problem.

6. Daylight or sagging in the attic

If you can see daylight through the roof boards or see the deck sagging between rafters, call a roofer promptly.

7. Moss, algae and trapped debris

Moss holds moisture against shingles. Heavy leaf build-up in valleys or behind chimneys causes water to back up. Cleaning and repair can help, but widespread moss often goes along with a roof near the end of its life.

8. Repeated repairs

When the same areas need repair again and again, the money is often better spent on a planned replacement.
